At District at Deerfield, the Restaurants Now Open Onto the Park

Why would a fried chicken restaurant with a 4,600-square-foot dining hall also build a walk-up window? The public park at the middle of District at Deerfield sits a few steps from it, and this fall almost every new business there is set up to send people into that park.

The Eagle Food & Beer Hall opened on Monday, Oct. 5. It's the first piece of a run of openings that ends with a tree lighting and the ice rink's season opener on the Friday after Thanksgiving. The square was always meant to be the main attraction, and the restaurants around it are built to keep it full.

The window points toward the lawn

The layout of The Eagle's Deerfield location is different from Thunderdome's other locations. Fox19 reported that The Eagle sits inside a new 4,600-square-foot beer hall with CityBird under the same roof. CityBird gets an 800-square-foot takeout area with a walk-up window that sells beer and cocktails to go.

WLWT reported that Thunderdome president Joe Lanni said the takeout setup grew out of lessons from the COVID-19 pandemic. In his description, people can take food home, carry it out to the District's open-air public park, or bring it into Pins Mechanical Co. next door. The hall is inside a designated outdoor refreshment area, so the window can sell beer, wine and cocktails to carry out.

The menu at this location isn't a copy of the others either. WLWT listed several items available only in Deerfield.

  • Roasted carrots with honey-whipped feta
  • Marinated cucumber salad with green apple, sesame and spicy champagne vinaigrette
  • The Wedge and the City Salad
  • A Blackened Shrimp Skewer appetizer
  • A smash burger made with an Eckerlin Meats blend

The bone-in fried chicken is still at the center of the menu. In the company's press release, Lanni said Deerfield "gave us a chance to push the menu forward while still doing right by the fried chicken that built this brand." The hall is open Monday through Thursday from 11 a.m. to 11 p.m., Friday and Saturday from 11 a.m. to midnight, and Sunday from 11 a.m. to 10 p.m.

The square came first

The walk-up window works because the District was laid out around open space from the beginning. In 2023, Fox19 described the plan as a development organized around a public square that Deerfield Township would own, operate and program. The township lists District at Deerfield Park as open on its recreation facilities page.

Around that park is a 28-acre, $150 million mixed-use property with 362 apartments, developed by Silverman & Company. Developer Ryan Silverman described the latest openings in terms of the whole site. He told Fox19 that the Thunderdome restaurants are "exactly the kind of concepts the District at Deerfield was designed to attract" and called their arrival "another big step towards solidifying the entertainment hub we've planned for this site."

He said "entertainment hub" rather than shopping center or restaurant row, and that matches the layout. The businesses face a shared lawn, and the township is the one that programs it.

Who keeps the square busy from breakfast to midnight

Taken together, the District's tenants now cover close to the whole day. Here's how the hours line up this month, earliest first:

  1. Cafe Patachou, 5200 District Park Drive, Suite G101. This is the Indianapolis-based cafe's first Ohio location. It opens at 7 a.m. on weekdays and 8 a.m. on weekends, and closes at 3 p.m. every day. The Cincinnati Business Courier, via Local 12, reported this spring that its grand opening was set for April 28.
  2. The Eagle Food & Beer Hall and CityBird, open from 11 a.m. every day, with the walk-up window serving the park.
  3. 101 Craft Kitchen, PINS Mechanical, Fifty West Brewing Company and Jeni's Ice Cream, all listed by Fox19 as already operating at the District.
  4. The Beeline, the Newport on the Levee cocktail bar, opening Oct. 16 in a 3,379-square-foot space with indoor and outdoor seating. Signature drinks include Bend the Rails, made with Ketel One Botanical Peach & Orange Blossom, honey, lemon and peach, and Night Train, a bourbon drink built on Old Forester.
  5. Pepp & Dolores, the Over-the-Rhine Italian restaurant, which Fox19 reports is scheduled to open at the beginning of November.

Bob Deck, managing partner of Four Entertainment Group, told Fox19 that "the energy and growth happening at the District made Deerfield an easy choice."

The Pepp & Dolores opening is the one to watch. In March, Lanni told WCPO that Thunderdome had never planned to turn Pepp & Dolores into a regional chain the way it has with its other concepts. Demand at the Vine Street original changed that. "If we're making our first foray outside the central business district, we ought to put our best foot forward," he said. He also told WCPO that the Deerfield location will serve the same menu as OTR, including the house-made pastas. WLWT reports that the beer hall will include wines curated by Pepp & Dolores. The opening dates come from restaurant announcements, and those can move, so check before booking a November dinner around it.

Nov. 27 is the township's night

Once Thanksgiving is over, the township takes the lead. Holidays in Deerfield is set for Friday, Nov. 27, from 5 to 7 p.m. at District at Deerfield Park, 5249 District Park Dr., and it's free. The township's event listing includes:

  • A tree lighting with carolers and giveaways
  • A performance by Santa's Goody Bag Band and a visit with Santa
  • Inflatables, games and free hot cocoa
  • The season opening of the ice rink
  • A winter drone show to close the night

Before then, the township calendar shows Deerfield Farmers Markets on Oct. 17, 24 and 31, from 9 a.m. to noon. They're held at Kingswood, 4188 Irwin-Simpson Road, not at the District. That puts Saturday mornings at Kingswood and Saturday nights around the square through the rest of October.

The rink is a three-season lease that ends in township ownership

The rink is where the township's role is easiest to see. Under a township agreement, Deerfield Township leases a portable ice rink from Fifty West Brewing Company, which is located at 5224 District Park Drive. Fifty West handles installation, removal, maintenance and day-to-day management. The agreement covers three seasons: 2025–26, 2026–27 and 2027–28. It ends on April 1, 2028, and at that point ownership of the rink passes to the township.

The same agreement sets the season. It opens no later than the Friday of Thanksgiving week and closes no later than the last Friday in February. This year's Nov. 27 opening falls right on that deadline. Weather can still change operating days.

Last winter's terms are the best guide until new ones come out. The township's December 2025 Parks & Recreation newsletter said the rink was open daily during Fifty West's regular hours. It cost $10 per skater with skate rental included, and children 4 and under skated free. Registration and rentals were handled at Fifty West, walk-ups were accepted, and reservations made online through Fifty West were encouraged for busy times. Pricing for 2026–27 hadn't been posted when this was written, so the $10 figure is last season's.

Put the lease next to the walk-up window and the arrangement makes sense. The township owns the lawn, schedules what happens on it, and is on track to own the winter attraction in the middle of it. The businesses around it are designing their spaces to send people outside. The Eagle's window and The Beeline's outdoor seating already do that, and Pepp & Dolores arrives in November.
